Spa Facility MEP Assessment: Why an Engineering Evaluation Matters Before Reopening an Older Facility

Understanding the True Condition of an Existing SPA Facility Before You Invest
Purchasing or reopening an existing spa facility can appear to be a straightforward business opportunity—especially when the building, rooms, pools, jacuzzis, and other amenities are already in place. However, an existing facility that has been closed for several years may require significantly more work than cleaning, cosmetic renovations, and restarting the business.
Recently, MGK Engineering LLC was contacted to perform an engineering assessment and visual inspection of an approximately 10,000-square-foot SPA facility that had been closed since 2020. The facility was originally constructed around 2000.

The purpose of the assessment was to help the prospective owner understand the condition of the existing building systems and determine whether the facility could realistically be reopened quickly or whether substantial renovation and replacement of the mechanical, plumbing, and other MEP systems would be necessary.
What We Observed During the Assessment
During the approximately two-hour site assessment, I visually inspected the existing MEP systems and equipment.
The facility contained equipment that appeared to date back to the original construction period, including:
HVAC equipment
Boiler system
Domestic hot-water equipment
Hot-water storage tanks
Plumbing piping
Water filtration equipment associated with the SPA and jacuzzi systems
One of the hot-water heaters inspected had a nameplate indicating that it was manufactured in 2000. The boiler and surrounding piping also showed visible signs of deterioration, including corrosion on portions of the boiler enclosure and piping near the boiler.
The assessment also identified concerns with the arrangement of piping and equipment in a water-filtration room. Some piping was routed along the floor, and the available clearance in front of equipment appeared inadequate for proper access and maintenance. These conditions would require further evaluation against the applicable building, mechanical, plumbing, electrical, fire, and equipment-access requirements before the systems could be considered suitable for continued operation.
The Important Question: Can the Spa Simply Be Cleaned and Reopened?
This was one of the primary questions presented to MGK Engineering. After being closed for several years, it can be tempting to assume that cleaning the facility, performing minor repairs, and replacing a few components will be enough to reopen the business.
However, the condition and age of the MEP infrastructure need to be considered first.
In this particular assessment, the existing equipment and piping appeared to be approximately 20–25 years old. Several major systems had not been substantially upgraded since the facility was originally constructed.
Based on the observed conditions, MGK Engineering advised the prospective owner that the facility should not be viewed simply as a cleaning and cosmetic-renovation project.

A realistic renovation could involve substantial engineering, replacement, and construction work, potentially including:
Replacement or major rehabilitation of the boiler system
Replacement of aging hot-water equipment and storage tanks
Replacement or rehabilitation of deteriorated piping
Evaluation and potential replacement of HVAC equipment
Evaluation of electrical systems serving the existing and proposed equipment
Reconfiguration of mechanical and plumbing equipment where existing clearances are inadequate
Upgrades to water filtration and SPA-related systems
New or revised MEP engineering design
Evaluation of applicable building, mechanical, plumbing, electrical, fire protection, and health/safety requirements
Permitting and coordination with the applicable authorities having jurisdiction
The actual scope and cost of renovation would require a more detailed investigation and design process. A visual assessment alone should not be treated as a final construction estimate.
Engineering Evaluation Before Investment
For a prospective owner, one of the most important questions is not simply:
"How much will it cost to buy the facility?"
It is:"How much will it cost to make the facility operational, code-compliant, efficient, maintainable, and suitable for the intended use?"
This distinction can have a significant impact on the economics of an investment.
An existing building may appear attractive because the major infrastructure is already installed. However, aging mechanical and plumbing systems can represent a substantial future capital expense.
An engineering assessment can help identify these conditions before the investment decision is made.
Professional Engineering Advice Means Telling the Client What They Need to Know
At MGK Engineering, our responsibility is not simply to provide a design after a client has committed to a project.
Our role can begin much earlier—during the due-diligence and feasibility stage.
In this case, after reviewing the observed conditions, MGK Engineering explained to the prospective owner that reopening the facility within a very short period would not be a realistic assumption without addressing the condition of the major MEP systems. The client appreciated the straightforward assessment and transparency.
After considering the potential renovation requirements and investment involved, the prospective owner ultimately decided not to proceed with the facility.
That outcome illustrates an important benefit of engineering due diligence:
Sometimes the most valuable engineering service is identifying a problem before you invest in it.
